park525In this transaction concerning one of New York City’s largest medical condominiums, JDM Capital Corp. successfully completed the advisement and restructuring of $19mm in total assets, including a total loan package of a $9.875mm real estate bridge loan. This property, which is located across from Park Avenue’s famed Regency Hotel, provides the potential for high income and long term collateral value. The firm directly originated and funded the full $9.875mm loan through its investors and participants. With this transaction, JDM Capital Corp. expanded the income streams of an investment portfolio strategy that includes this property, another medical and hospital transaction under development in Brooklyn, NY and almost 3,000 residential units in several states.

 

Malibu Apartments, Austin, TX

malibu aptIn one of the largest deals of its kind in Texas, JDM Capital Corporation leveraged American Recovery and Reinvestment Act funding to successfully convert this 476-unit complex in North Austin into affordable housing units. The $33.4 million investment made by the firm includes $15.4 million in tax credits from the Texas Department of Housing and Community Affairs and $3 million from the City of Austin Affordable Housing GO Bonds. The goal of the resulting conversion is to create improvements that enhance the quality of life for residents in the Austin area; provide families making less than 60% of the median family income with affordable housing opportunities; and generate approximately 150 construction-related jobs over the course of its 18-month construction schedule.
